CONFIRMATION OF BOOKING
SSI Tourism Developments Ltd trading as Ring of Kerry Holiday Homes reserve the right to request some information in order to confirm bookings. On occasions, we may require contact details such as photocopy of Passport or Driver’s License.


1 DEPOSIT
The guest will be charged a prepayment of 50% (refundable only for 48 hours after booking) of the total price after reservation is made and the remaining amount will be due no later than 14 days before arrival. A security deposit of €500 is due 14 days prior to arrival,
 the deposit will be returned less any damage charges should there be any within 5 days of departure. 

2  UTILITY CHARGES.
Gas & Electricity Charges are included in our rates - both houses are built with energy conservation and environmental proctection at the forefront of the buildings design. Both have air to water heating system, underfloor heating, solar panels, triple glazing and modern appliances. 


3 COTS/HIGHCHAIRS
Cots and highchairs are available but must be booked in advance. Cot linen is not provided. Cots and highchairs must be requested at the time of booking. There is no charge for this service


4 CLEANING & BED LINEN.
Final cleaning is included in the rental charge; we do ask that the house is left clean and tidy. Bed linen and towels are supplied free of charge.  When a holiday home is being rented for more than 1 week you may liaise directly with the on-site supervisor if fresh bed linen is required.


5 ARRIVAL & DEPARTURE TIMES.
Check-in after 3pm, Check-out is no later than 11am.
We request that these times be adhered to, in the event that you are unable to arrive at the specified time, its very important that advance approval is organised by contacting the office in advance and or by speaking with the on-site Supervisor. We cannot guarantee acceptance of a later arrival time request, however we will certainly to everything possible to accommodate you.


6. ARRIVAL & CHECK IN PROCEDURES.
Check In will be on site at your rental accommodation unless informed otherwise by your agent or accommodation representative. You will be given a brief on the facilities available and advised of the general house. Keys to your rental accommodation will then be given to you when you are satisfied that everything has been explained to you and when the acceptance form has been duly signed. In the event that a client has a special request relating to a booking, this must be specified in writing at the time of booking.  Not withstanding this the company does not guarantee such requirement will be facilitated.


7  FURNITURE, FITTINGS, & FIXTURES.
In the unlikely event that any equipment or machinery in a property breaks or malfunctions due to unforeseen circumstances, it may take up to 48 hours for it to be fixed or repaired. However we will do our best to rectify any issues that may arise as quickly and efficiently as possible.


8 RIGHT TO DECLINE.
We reserve the right to refuse, alter or cancel a booking, even after receipt of final balance payment. In addition, the company is relieved of all liability should reserved accommodation not be available due to circumstances beyond our control. In such an instance alternative arrangements will be made in similar accommodation, or a full refund will be offered. However, no refund or liability will apply to a situation where a client is requested to vacate, or leaves of their own accord, prior to the expiration of their booking.


9 BEHAVIOUR.
Please note the following as it’s important that we consider and take responsibility for all guests and families staying with us at a  Ring of Kerry Holiday Homes.
We reserve the right to refuse to hand over any home to any person who, in the opinion of the management, is not suitable to take charge. Likewise, rental of the home may be terminated with no refund at the discretion of the supervisor or any officer of the company if clients/occupiers behave in a disruptive manner, cause a nuisance or disturbance, endanger the safety or well being of other clients in the complex or that of the client himself, cause damage to the property or in any other circumstances deemed reasonable by the supervisor or any officer of the company. On the expiry or other termination of rental, the supervisor or any officer of the company may remove all belongings of the clients from the home left on the property and store or otherwise deal with same as deemed appropriate. Notwithstanding the aforesaid, the sole risk in respect of such belongings shall at all times remain with the clients. Any damage or extra cleaning will be charged back to the guest. You will be informed of the charge in advance.


10 ACCOMMODATION  CAPACITY.
For insurance reasons, the total number of clients staying in each holiday home must not exceed the maximum capacity. As the capacity in each holiday home may vary it is important that you check in advance that you do not exceed the limit which applies to the holiday home you have booked. The number of persons advertised as being the sleeping capacity for the property must not be exceeded under any circumstances and clients will be asked to leave if this is exceeded.


11 PETS.
Dogs are permitted in certain circumstances and with advanced notice, please read terms as per each property as not all houses are pet friendly. Please contact us directly to confirm. Please note if you arrive at a property with a pet that has not been disclosed or a property that does not accept dogs you will not be allowed access to the property.

12 SMOKING.
Smoking is not permitted inside any of our holiday homes. Failure to abide by this will result in the client’s deposit being forfeited for the provision of specialised cleaning services that will be required.


13 LIABILITY.
Ring of Kerry Holiday Homes, its employees and its employees or agents are not responsible for any loss of valuables or property left in the home or on site during the stay or on departure. Thankfully we have never had any issues here however it’s important take good care with valuables when staying. We do have all standard insurances in place with each property, but these insurances do not cover the loss or damage of any personal belongings taken into the houses by holidaymakers.


14 GROUP BOOKINGS.– strict policy (no exceptions)
Ring of Kerry Holiday Homes do not accept bookings from groups of parties under the age of 25 or Stag/Hen parties, unless otherwise agreed in writing. We reserve the right to refuse to check-in to such groups and will not refund any monies paid in advance in the event of non-disclosure of the age of the occupants.


15 COMPLAINTS.
In the unlikely event of a complaint, it should be brought to the attention of the on-site supervisor and taken down in writing during your stay and/or prior to your departure; otherwise your complaint cannot be upheld as valid.


CANCELLATION BY CUSTOMER.
Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.

THE POND AT TIG LOCHÁN
Please be advised the nautral swimming pond is filled with rain water and is cold, please follow guidlines for cold water immersion. While cold water swimming is beneficial for health and wellbeing, as with all things in life. You should never swim alone regardless of your experience or ability. ​​
​All under 16s must be with an accompanying adult who will be in the pool with them.
